On 9 June 2026, a groundbreaking ceremony was held in the Nadezhda district for Estrea Park, a new retail park expected to open in mid-2027. The Bulgarian retail chain Fantastico will be part of the project with a modern supermarket, built on its own plot of land with its own investment.
Estrea Park is a joint project of the Bulgarian company Park Lane Developments, part of AG Capital Group, the Belgian fund Mitiska REIM, and the European Bank for Reconstruction and Development (EBRD). The project is financed with the support of United Bulgarian Bank, and the main contractor is MIX-CONSTRUCTION.
“Nadezhda is one of Sofia’s districts with very strong development potential — with an active residential environment, good connectivity and a growing need for modern retail space and services close to home. With Estrea Park, we aim to contribute precisely to this development by creating a convenient, accessible and sustainable shopping destination. The project will improve the quality of the urban environment and bring real added value to the residents of Nadezhda, Vrabnitsa and the neighbouring districts,” said Tanya Kosseva-Boshova, Managing Partner at Park Lane Developments.
Tomáš Cifra, Managing Director at Mitiska REIM, commented: “Estrea Park Nadezhda is another important step in the successful partnership between Mitiska REIM and Park Lane Developments. We are combining Mitiska REIM’s international experience in the development of retail parks with Park Lane Developments’ deep knowledge of the local market and proven capabilities. We believe that the Bulgarian market offers excellent potential for modern, sustainable and well-positioned retail projects that meet the needs of both consumers and retailers.”
Estrea Park will be built at 81 Vladimir Zograf Street, Nadezhda residential district, immediately next to Kaufland supermarket and the expanded overpass, which will provide a direct transport link between the Lyulin, Ilinden, Vrabnitsa and Nadezhda districts. The retail park will feature units with a total gross leasable area of over 13 000 sqm and more than 340 parking spaces.
Fantastico will be an anchor retailer and will build a modern supermarket with an area of 4 000 sqm on a separate plot owned by the company, along with 120 dedicated parking spaces for the convenience of shoppers.
The supermarket of the Bulgarian family-owned company will offer more than 20 000 high-quality products for residents of Vrabnitsa, Nadezhda and the surrounding neighbourhoods. The company will also provide additional goods and services through adjacent retail units operated by partners, including a pharmacy, an insurance broker, a payment desk and others. A modern playground with a variety of facilities will be built for the youngest visitors.
The concept design for the Fantastico supermarket was prepared by Atek Design, while the technical and detailed designs were developed by PROEKTTA Studio.
Estrea Park will be built with care for the environment, with the investors aiming to certify the project under the BREEAM In-Use standard with an “Excellent” rating. The parking spaces will be landscaped, and the project also includes tall trees in designated areas, electric vehicle charging stations and bicycle racks.
The Estrea Park Nadezhda project was developed by Planning architectural studio, led by architect Iliyan Iliev, while supervision has been entrusted to MMV Engineering. Wolf Theiss Bulgaria is the legal adviser to the project, and Kinstellar Bulgaria is advising Mitiska REIM.
This autumn, the first retail park under the Estrea Park brand is scheduled to open in Sofia’s Hadzhi Dimitar residential district. The project is located at 7 Rezbarska Street, immediately next to Kaufland supermarket, and will feature units with a total gross leasable area of 13 600 sqm, providing more than 250 parking spaces for visitors. The anchor retailer at Estrea Park Hadzhi Dimitar is Lidl supermarket.
Also this autumn, construction is scheduled to begin on the third Estrea Park in the city of Varna, on Asen Raztsvetnikov Street in the Vladislav Varnenchik district. Estrea Park Varna will offer more than 10 000 sqm of retail space and over 230 parking spaces. Lidl Bulgaria will be the key tenant in the project.
In April this year, Park Lane Developments and Mitiska REIM announced their fourth project under the Estrea Park brand, located in Sofia’s Lyulin residential district. This is the investors’ second project in which Fantastico supermarket will be the anchor retailer on its own plot of land.
