Park Lane Developments, together with its partners EBRD (European Bank for Reconstruction and Development) and Mitiska REIM, is launching a new project from its chain of retail parks under the Estrea Park brand. The project will be developed in the Lyulin district of Sofia—the largest residential area in Bulgaria—located in close proximity to the future “Dobrinova skala” metro station. The Bulgarian retail chain Fantastico will be part of the project with a modern supermarket built on its own land.
Park Lane Developments plans to begin construction of the retail park at the end of 2026. The project will be strategically located next to the roundabout at the intersection of the Sofia Ring Road and Tsaritsa Yoanna Boulevard. Estrea Park will provide excellent access and convenience for residents of the Lyulin district, nearby neighborhoods, and settlements in the western part of the capital, as well as for traffic passing along the Sofia Ring Road.
Fantastico will be the anchor retailer of the project, developing a new modern supermarket on its own plot of over 10,500 sqm. The store will offer a wide assortment of high-quality goods and a variety of additional services. The partnership between Fantastico and the retail park, operated by Park Lane Developments and Mitiska REIM, will create a contemporary retail destination.
Estrea Park Lyulin will feature 11,000 sqm of retail space and will offer visitors a wide range of stores across various categories (including a large sporting goods store, fashion, home goods, electronics, drugstore, pet shop, optics, and more), as well as a fitness center and dining options. The retail park will be developed with a strong focus on sustainability, with the investors aiming to achieve BREEAM “Excellent” certification for buildings in operation.
The joint project of Estrea Park Lyulin and Fantastico will provide approximately 350 parking spaces for shoppers. Plans also include extensive landscaping with tall trees in designated areas, installation of electric vehicle charging stations, and bicycle racks. To support infrastructure development in the area, an extension of Tsaritsa Yoanna Boulevard is planned—a new 220-meter section that will provide direct access to the future retail park.
